Apartment for Sale in Bahrain: Buyer Due-Diligence Checklist

Do not let a listing become a deposit before the legal and building file is complete. Verify title and seller authority, joint-property documents, service-charge arrears, physical condition, payment controls and the SLRB transfer path.

01What apartment listing pages leave unresolved
The top three results for “apartment for sale Bahrain” were Property Finder, Dubizzle and Bayut when checked in Bahrain. They offer inventory, filters, advertised prices and agent contact. They do not give a buyer one independent file for title, seller authority, owners-association liabilities, service charges, physical defects, off-plan protections, notarisation and SLRB registration.
This checklist begins when an apartment looks suitable. It does not estimate a property’s value or replace a lawyer, surveyor or lender. It keeps the evidence organised so the sale contract reflects what you actually verified.
02Decide whether the apartment is completed or off-plan
A completed resale should have a title and an existing building record to inspect. An off-plan purchase follows a different protection system. RERA’s official buyer guidance for off-plan apartments says the developer, development and any broker or sales agent need the relevant RERA licences. It also describes the reservation period, disclosure documents, staged payments and registration of the off-plan contract.
RERA’s official escrow guidance says an off-plan sale project developer must open an escrow account. Its deposit guidance says money should go to the developer’s approved escrow account unless a different broker-payment arrangement has been agreed in writing. Do not apply a completed-property payment flow to an off-plan reservation.
For a resale, identify the current registered owner, any representative and the exact title deed before negotiating a payment deadline. For either route, use the official RERA licence services for the professionals involved.
03Verify the title, seller and legal capacity
Match the title deed to the seller, apartment, parking and any other included right. Check the unit number, plot or property reference, registered area and ownership share. If someone signs through a power of attorney or company authority, have the current authority reviewed for the specific sale.
The official Bahrain service for notarisation of a sale contract involving a real-estate broker lists the original title deed free of obligations, identity documents and original powers of attorney among its requirements. Use the current service for the transaction route and treat its document list as a prompt to resolve authority before signing.
If the buyer is not Bahraini, verify that the exact property is in an area and category open to that ownership and obtain any required approval. The SLRB new registration service states that ownership approval must be submitted when the property is in an area that requires it.
04Audit the joint-property file
RERA’s official guidance for buyers of apartments and villas with common areas says the buyer becomes a member of the owners association and must pay service charges. It tells buyers to review the joint-property by-laws, unit entitlement, owners-association records, reserve fund, financial statements, disputes, insurance and current service-charge payments.
The same guidance warns that a buyer may become liable for the seller’s unpaid service charges. It recommends obtaining a Statement of Service Charges and explains the clearance certificate used for notarisation. Ask for the current statement, clearance route and any planned major work before final price agreement.

05Inspect the unit and common systems
Arrange an independent inspection suited to the unit’s age, condition and price. Test cooling, water pressure, hot water, drainage, electrical points, doors, windows, supplied appliances and visible moisture. Check the parking right, storage and every item included in the contract.
Inspect the building systems that support the unit: lifts, pumps, tanks, fire systems, access control, parking, pool, gym, facade and common cooling where applicable. Ask for the maintenance history and any planned work through the owners-association file. A fresh interior finish does not answer questions about the roof, lifts or reserve fund.
Produce a dated defect schedule with photographs. Classify each item as seller repair, price adjustment, accepted condition or handover requirement. Repeat the inspection before final handover if the contract requires repairs.
06Calculate the full acquisition and ownership cost
The SLRB property registration service states a fee of 2% of property value, reduced to 1.7% when the registration application is submitted within 60 days of notarisation, plus a BD1 form fee. Its official fee calculator announcement says calculator outputs are indicative and remain subject to department review.
On a BD100,000 value, 2% is BD2,000 and 1.7% is BD1,700, a BD300 difference. This worked example applies the published percentages only. It does not include legal, valuation, finance, notary, broker, inspection, insurance, moving, furnishing or service-charge lines.

07Make the contract control the money and evidence
The sale contract should identify the property and included rights, price, deposit, payment milestones, completion conditions, title status, approvals, vacant possession or tenancy status, service-charge clearance, defect obligations, risk, default, termination and handover documents. Attach the agreed inventory and defect schedule.
Do not send a deposit because an advertisement says demand is high. Identify the recipient’s legal role, refund condition and account before payment. For off-plan property, use the specific RERA reservation, disclosure, licence and escrow rules in the official guidance. For a completed resale, make payment release depend on the agreed title and transfer evidence.
08Notarise, register and hand over in sequence
- Resolve title, authority, ownership eligibility and finance conditions.
- Obtain the service-charge statement and required clearance record.
- Finalise the contract, inventory, defect schedule and payment controls.
