How to Check a RERA-Licensed Broker or Developer in Bahrain

A company name or business card is not enough. Match the individual, RERA licence, employing broker, commercial identity, property authority and advertisement before sending money or documents.

01What the top three results miss
The current top results were the Bahrain.bh accredited-licence service, RERA’s licensed-sales-agent page and the broader RERA licensing portal. They are authoritative, but they do not turn the result into a full consumer check.

02Use the accredited-licence service
Open the official View the Accredited Licenses by RERA service. Choose the relevant profession, such as broker or sales agent, and search the exact name or licence number supplied. RERA’s licensed-sales-agent page directs consumers to the same official route.
Record the search date, profession type, licence number, holder name and status shown. A screenshot supports your file, but the live official record is the source to recheck before payment.
03Match the individual to the licensed broker
A sales agent works in association with a licensed broker. The official broker-licence service directory describes broker requirements and the underlying commercial activity. Ask the individual for their licence number and the legal name of the employing brokerage.
Compare spelling, profession, licence number, employer and contact details. A valid company does not automatically prove that every caller, social account or bank recipient is authorised.

04Verify authority for the specific property
Ask who owns the property and how the broker is authorised to advertise, show, negotiate or collect money for it. Match the title or ownership evidence, unit identifier, owner identity and written authority. For off-plan property, verify the developer and project separately under the official Real Estate Regulatory Law.
A broker licence confirms a regulated professional status. It does not by itself prove title, project approval, unit availability, price, condition or the right to receive a particular payment.
05Check the advertisement and QR record
RERA’s official QR Code Request guidance says licensed individuals can obtain a QR code linked to the real-estate licence and that advertising rules require the code in property advertising. Scan it and compare the record with the advertisement and person.
Preserve the complete advertisement, URL, publication date, property identifier, price, claimed inclusions and QR result. A cropped screenshot can hide the account, date or disclaimer.
06Match the payment recipient
Before paying a reservation, deposit, commission or purchase amount, obtain a written document naming the purpose, amount, refund rule and authorised recipient. Compare the bank account name with the broker, owner, developer or escrow route stated in the documents.
Stop if the recipient changes at the last minute, the name does not match, cash is demanded without a receipt, or urgency is used to prevent review. Recheck through contact details obtained independently from the official record.

07Keep one due-diligence file
Save the official search, licence details, identity shown, company name, property authority, advertisement, QR result, draft agreement, payment instructions and receipt. Record independent callback details and the date of every check.
The broader RERA licensing portal covers accredited licences, application status, renewal and viewing a licence. Use the consumer-facing accredited list for the check, then preserve the evidence that connects it to your transaction.
08If something does not match
Do not send further money or identity documents. Ask for the discrepancy to be corrected in writing, then verify the correction independently. Preserve the listing, messages, account details and receipts.
Use the service provider and complaint routes shown on Bahrain.bh or RERA for regulatory questions. A suspected payment fraud or identity misuse may also require prompt contact with the bank and competent authorities.
