Bahrain Lost Title Deed Replacement: Court and SLRB Steps

A lost Bahrain title deed is not replaced by requesting a simple duplicate. Article 40 of the Property Registration Law requires a judgment from the competent court. After the judgment is final, obtain the non-appeal certificate and execution-court letter, then submit them through SLRB's Replacement Court Judgment Registration Service. SLRB lists BHD 5 registration plus BHD 1 for the form and a one-working-day registration time after a complete application.

The correct route for a lost Bahrain title deed
- Confirm that the original title deed is lost or damaged and identify the registered property and owner.
- Apply to the competent court for a judgment authorising issue of a replacement title deed.
- After the judgment is final, obtain a certificate of non-appeal and an execution-court letter identifying the judgment to be implemented.
- Open SLRB's Replacement Court Judgment Registration Service.
- Choose individual or agent, enter the applicant details, attach the required documents, and submit online.

Step by step: court first, SLRB second
1. Do not start with a copy request
SLRB publishes a separate fee for obtaining a copy of a title deed, but the law treats replacement of a lost original differently. Article 40 says another title-deed copy may be delivered for damage or loss only through a judgment from the competent court.

2. Obtain the final court documents
Use the court route that applies to the registered owner and property. SLRB's FAQ identifies the competent minor civil court for the duplicate or replacement judgment. After the ruling, obtain the non-appeal certificate and the execution-court letter. A judgment that is still open to appeal does not meet SLRB's published document list.
3. Open the SLRB service
The SLRB page is titled Replacement Court Judgment Registration Service. It allows the beneficiary to register property based on the lost-title-deed court ruling without a personal visit after the documents are complete.

4. Identify the applicant
Choose Individual or Agent. The public form asks for the applicant's name, CPR or CR, email, mobile number and address. Use the party named in the court and registration documents, or an agent whose authority can be verified.
5. Upload the complete set
Attach the court order, execution letter, non-appeal certificate and identification document where required. Add an area approval when the property falls within a location that needs one. Do not submit a partial file merely to obtain a reference number.
6. Follow the transaction
Keep the submission confirmation and monitor the contact details entered in the form. SLRB may request clarification or an additional fee based on the type or number of subjects in the transaction.

Can an agent submit the request?
Yes, the public SLRB form offers both Individual and Agent applicant types. An agent should use authority that covers this transaction and keep the owner, court judgment and registered property details consistent. If the owner has died, the property is under dispute, or the deed is held by another party, the court route may differ and should be confirmed before submission.
