Furnished Apartments in Bahrain: Inventory, Bills and Lease Checks

“Furnished” should be a signed inventory, not a listing label. Test every supplied item, define bills and services, register the covered lease, and preserve condition evidence from move-in to deposit reconciliation.

01What furnished-apartment listings do not settle
The live results reviewed for “furnished apartments Bahrain” were led by OpenSooq and Property Finder listing pages, including a filtered “cheap” page. These results are useful for inventory and current asking offers. They do not define which sofa, mattress, appliance, linen item, service or bill is included, who repairs it, or what condition is expected at move-out.

02Identify the stay type before applying lease rules
The official Property Lease Law, Law No. 27 of 2014 covers accommodation leases subject to its scope and exclusions. Article 2 excludes furnished flats with a maximum lease period of one month. A nightly, weekly, one-month and annual furnished offer may therefore require different legal and service checks.
Write down the proposed term, renewal, notice, occupants, services and whether the operator presents it as residential leasing or short-stay accommodation. Do not assume a monthly advertisement automatically follows every rule summarised for a longer covered residential lease.
03Convert “fully furnished” into an item list
List the bed frame, mattress, bedside tables, sofa, dining set, desks, chairs, curtains, lamps, television, refrigerator, cooker, microwave, washer, dryer if present, air-conditioning controls, router, kitchen items, linen, artwork, remotes, keys and cards. Record quantity, brand or model where useful, serial number for valuable items and visible condition.
Photograph stains, scratches, chips, missing parts and appliance displays. Test each appliance and remote. Both parties should sign the inventory or an annex that the lease clearly incorporates.

04Price the furnished package in layers
Separate base rent from EWA, cooling, internet, parking, housekeeping, linen, facility access and maintenance. If a bill is included, write the account holder, cap, billing period, evidence and excess formula. If cleaning is included, state the frequency, rooms, consumables and missed-visit rule.
The official EWA Open Account Service is the starting point for a tenant-held electricity and water account at existing premises. The Address Certificate service shows that account and municipality arrangements affect the document route, so use the actual setup rather than a generic “inclusive” promise.

05Inspect for use, not presentation
Open every cabinet, check usable storage and test the work surface, dining area and bed clearance. Run cooling, water, drains and all supplied appliances. Check the mattress, sofa and curtains closely because their replacement or cleaning can become a deposit dispute.
Ask who handles a broken refrigerator, washing machine, television, internet router or furnished item. Define emergency and routine repair routes. Photograph the item before use and after any repair.
For a serviced or frequently cleaned unit, identify who may enter, the notice procedure, permitted hours and secure storage. A cleaning inclusion should not create an undefined access right.
06Use the covered residential rules where they apply
For a covered lease, Article 3 requires a written agreement and registration within one month. Article 7 places the residential registration fee on the lessor and provides a lessee route after notice if the lessor refuses. Article 8 links Rent Disputes Committee access to registration.
Article 19 separates advance rent and the security amount, setting a one-month security maximum and a three-month residential cash-advance maximum for the covered case. Article 27 contains the residential rent-increase rule, and Article 29 requires written lessor permission for subletting.

07Add a furniture and service annex
The lease should identify the property, parties, authority, term, rent, deposit, advance, bills, notice, repairs, access, guests, pets, smoking and early termination. The annex should identify every supplied item, condition, repair route and replacement responsibility.
State whether ordinary wear, professional cleaning or exact replacement is expected. Avoid a clause that makes the tenant responsible for every appliance failure regardless of age or cause. Record existing defects and any item the owner will remove before move-in.
08Reconcile the inventory at move-out
Give notice through the contract method and keep delivery proof. Before leaving, clean to the written standard, repeat the photographs, test supplied items, record meters and return all keys, cards and remotes against a signed list.
Ask for an itemised deposit reconciliation. Each proposed deduction should identify the item, earlier condition, new damage, lease or inventory basis, evidence and amount. Ordinary wear, missing property and accidental damage are different questions and should not be collapsed into one unexplained charge.
Close or transfer accounts through the official route and keep the final bill. Store the signed lease, registration, inventory, photographs, maintenance history and reconciliation after moving out.
Use one comparison sheet for every shortlisted property. Record the monthly rent, refundable security, advance payment, agency charge, utility responsibility, cooling method, internet term, parking, cleaning, furniture replacement rule, early-exit cost and setup spend. A lower headline rent can become the higher total when the package omits services or transfers appliance risk to the tenant.
If a supplied item fails during the tenancy, report it in writing with the inventory description, date, photographs or video, and whether the item can be used safely. Keep the response and invoice. This creates a continuous evidence trail between move-in condition and move-out reconciliation.
08ACompare furnished and unfurnished on the same horizon
Choose a time horizon that matches the expected stay. For the furnished option, add rent, service costs and the risk of disputed inventory. For the unfurnished option, add purchase, delivery, installation, maintenance, moving and resale or disposal.
Do not assign imaginary resale value. Use written quotes and a conservative amount you would actually accept. A furnished premium can be rational for a short or uncertain stay and expensive for a long stay, but the answer depends on the real package.
