Renting in Bahrain as an Expat: Contract, Deposit and Move-In Guide

Use a four-stage move: verify, agree, register and document. A listing starts the search. The owner or agent authority, registered lease, full bill structure, deposit receipt and signed handover record make the tenancy workable.

01What the current search results miss
The top three results for “rent in Bahrain” were Dubizzle, Property Finder and Cozycozy when checked in Bahrain. The top ten also included Tripadvisor, Reddit and Facebook. Those pages can surface inventory or personal experience, but they do not provide one official-source path from viewing to lease registration, address records, EWA setup, renewal and move-out.
An expatriate renter often needs the same address to work across a lease, government service, utility account and identity record. That makes exact names, block, road, building and unit details more than clerical details. A mismatch can delay the next task even when the home itself is suitable.
02Prepare before contacting listings
Set the household facts first: number of occupants, bedroom need, work locations, school route, parking, pets, furnishing, move date and expected lease length. Decide which costs must be fixed and which can vary. Keep a copy of the identity documents you are prepared to use for the contract, but do not send unnecessary personal data to unverified contacts.
Create a comparison sheet with the exact unit, area, base rent, EWA treatment, cooling, municipality charge, internet, parking, deposit, advance, agency charge, notice and maintenance. Mark any unanswered field as unknown. “Included” is not a number until the service and cap are written down.
03Verify the party and the property
Ask who owns the property, who will sign and who will receive each payment. If a broker or sales agent is involved, use Bahrain’s official RERA licence services to reach the accredited-licence check. The lease, authority record and payment instruction should form one chain.
Confirm the exact block, road, building and unit before paying. Inspect the unit in person or through a representative you trust. Run air-conditioning, water and supplied appliances; check locks, parking, lift access, mobile signal, fixed internet availability and common-area maintenance.

03AUse one viewing form for every home
Ask the same questions in the same order. Start with the exact rent and lease term, then bills, deposit, advance, notice, maintenance, parking, internet, pets and furnishing. Record the answer during the viewing and mark whether it came from the owner, broker, building manager or current tenant. This prevents a polished unit from receiving less scrutiny than an ordinary one.
Photograph facts, not personal belongings. Capture the unit number where appropriate, meters, supplied items and defects without including identity documents, family photographs or other personal data. Ask before photographing an occupied home.
After the viewing, send a short written recap of every point that affects price or responsibility. Ask the contracting party to correct it before the lease is drafted. A clear recap exposes misunderstandings early and creates the checklist for the final document.
04Budget the first month and the normal month separately

The government Address Certificate service describes 7% of lease value for fully furnished property and 10% for unfurnished property in the stated owner-paid utilities and municipality arrangement. It is not a universal rent calculator. Use the actual municipal and EWA records for the chosen property.
05Use the official lease law as the baseline
The official Property Lease Law, Law No. 27 of 2014 says covered leases must be written and registered within one month. Article 7 places the registration fee on the lessor and provides a lessee route after notice if the lessor refuses. Article 8 says the Rent Disputes Committee will not accept disputes arising from unregistered lease agreements.
Article 19 limits the security amount on covered residential property to one month’s rent and residential cash advance to three months’ rent. Article 27 sets the timing, rate and notice for residential rent increases. Article 29 requires written lessor permission for assignment or subletting. The statute contains exclusions, so check the property and term rather than applying one summary to every stay.
Bahrain.bh provides official Lease Contract Registration, Lease Contract Enquiry and contract-validity verification. Use the government service name rather than importing an “Ejari” label from another country.
06Keep the address chain consistent
Copy the block, road, building and unit from the verified property record into the lease and every later application. Keep the registration confirmation with the signed lease. If the owner holds the EWA account, make the lease state that responsibility and the included charges.
The Address Certificate service lists the lease clause, owner letter, passport and ID requirements for its stated case. Read the current service page before applying because the correct route depends on how utilities and municipality fees are handled.

07Set up EWA and building services deliberately
The official EWA Open Account Service covers opening electricity and water service for existing premises. Confirm whether you or the owner will hold the account, the start reading, required documents and any deposit for your case. The Account Management Agreement also describes account closing, so save the exit route at move-in.
Ask separately about cooling, internet, gas if present, parking, access cards, waste, pest control and maintenance. An owner-held account can be convenient, but the cap and excess calculation belong in the lease.

08Create a move-in record both parties can use
- Save the final signed lease, annexes and registration confirmation.
- Obtain separate receipts for deposit, rent, agency charge and service deposits.
- Photograph every room, meter, appliance and existing defect.
- Sign an inventory for furniture, appliances, keys, cards and remotes.
- Record EWA and cooling readings or the owner-held account arrangement.
- Save the building manager, landlord, maintenance and emergency contacts.
- Send any remaining defect list immediately through a written channel.
The move-in record is the baseline for repair requests and deposit reconciliation. Store it outside a messaging app so it remains available if a phone or account changes.
09Manage renewal and move-out from the first day
Calendar the notice date when you sign. Send notice using the contract method and keep delivery proof. If a rent increase is proposed, compare the timing and notice with Article 27. If ownership changes, the official law contains rules for an existing lease and a new owner.
At move-out, repeat the photos and meter readings, return keys against a signed record, close or transfer services through the official route and request an itemised deposit reconciliation. Keep the final lease, registration and account records after leaving.

Can an expat rent a home in Bahrain?
Yes, but eligibility for a particular property and address service depends on the verified property, contract and current official requirements. Use accurate identity and address details.
Does the lease need to be registered?
Article 3 requires registration within one month for leases covered by the Property Lease Law. Use the Bahrain.bh service and keep the validity record.
How much deposit is legal?
Article 19 states up to one month’s rent as the security amount for covered residential leases. It treats advance rent separately.
Who pays EWA?
The lease should say whether the tenant opens an account or the owner keeps it. If included, state the services, cap, bill evidence and excess calculation.
