Bahrain Property Registration Fees: SLRB Rates and Worked Examples

SLRB lists a 2% sale-registration fee, reduced to 1.7% when the application is submitted within 60 days of notarising the sales contract. Add the BD 1 application form fee and use SLRB’s calculator for the transaction.

02Calculate the published sale rates

This worksheet uses only the two sale-registration percentages and BD 1 form fee published by SLRB. It does not calculate notary, broker, mortgage, valuation, survey, legal or project charges.

03Use the official SLRB fee table

SLRB’s official services fees page, updated 30 September 2025, lists 2% of property value for a sales contract and 1.7% when the registration application is submitted within 60 days of notarisation. It also states a BD 1 application-form fee.

The official Property Registration Law states the 2% fee and a 15% deduction from that fee for registration within 60 days, producing the published 1.7% rate. It also explains that SLRB may examine the true property value before registration.

04Anchor the 60 days to notarisation

The SLRB wording measures the condition from the date the sales contract is notarised to submission of the registration application. Record that date, prepare the file early and preserve the submission receipt.

Do not assume signing, reservation, mortgage approval or key handover starts the same clock. If timing is uncertain, ask SLRB about the specific transaction before relying on the reduced arithmetic.

05Prepare the Watha’iq application

SLRB’s official new registration applicant page lists the title deed, notarised sales contract and passport for non-Bahrainis. It gives a three-working-day processing time and says ownership approval is required when the property is in an area that needs it.

Use the actual application result for the final fee. Missing approvals, title issues, valuation review or document differences can change timing.

07Keep other transaction costs separate

The SLRB fee table also lists fixed or percentage fees for gifts, swaps, mortgages, mortgage release, inheritance, title copies, maps and other transactions. Use the exact service type rather than applying the sale rate to every transfer.

SLRB’s official transaction fee calculator estimates sale-transaction fees. The bureau’s calculator announcement says results are indicative and remain subject to department review and verification.

08Foreign buyers must also verify the ownership area

A correct fee calculation does not establish eligibility to own the property. Use SLRB’s official non-Bahraini ownership-area maps and the current decision for the exact parcel and project.

Match the title-deed parcel and project to the official map or required approval. Do this before treating the registration fee as the only completion condition.
