Juffair Apartments for Rent: Buildings, Bills and Lease Checks
By Gaurav Agarwal · Sources checked 6 October 2026
Compare the complete apartment package, then inspect the building twice. Fix the exact unit, rent, bill caps, parking, noise, maintenance and registered-lease route in writing before paying.

01What the current Juffair results miss
The top result for “Juffair apartments for rent” was an IRIS property page, followed by a Property Finder area page and a Property Finder unit listing when checked in Bahrain. They help a renter discover available buildings and advertised packages. They do not create one neutral path through owner authority, official lease registration, exact utility caps, building rules, move-in evidence and deposit protection.
This guide starts after a listing catches your attention. It gives every building and unit the same test so a polished lobby or an inclusive headline does not hide an unclear bill or contract.
02Build a comparable Juffair shortlist
Record the exact building, floor and unit, not only the agent’s label. Add bedroom count, usable layout, furnished items, balcony, parking space, move date and lease length. Then separate what is confirmed in writing from what appeared only in the advertisement.
Use the official Aqari Real Estate Databank where its available records help your research. Do not turn a small sample of live listings into an area average. Inventory, furnishing, bill packages and condition can change the asking price, so compare like with like on the same date.

03Translate “inclusive” into a cost table
| Line | What to record | Proof to request |
|---|---|---|
| Base rent | Monthly amount, due date and term | Final lease and receipts |
| EWA | Account holder, included amount, cap and excess formula | Current account structure and bill evidence |
| Cooling | Whether separate from EWA, meter and cap | Provider or building statement |
| Internet | Provider, speed, contract holder and equipment | Written inclusion or provider quote |
| Municipality treatment | Who pays and how the amount is handled | Lease and account record |
| Parking and facilities | Allocated space, cards, hours and guest access | Building rules and handover list |
| Deposit and advance | Separate amounts, deductions and return process | Dated receipts and lease clauses |
The official EWA Open Account Service is the starting point for opening electricity and water service at existing premises. If the owner keeps the account, the lease should define the included amount and evidence for any excess. The government Address Certificate service shows that utility and municipality arrangements can affect document requirements, so use the exact property setup.
04Check the building, not only the apartment
Ask how many lifts serve the occupied floors, what happens during maintenance, where visitors wait, how deliveries enter and which parking space belongs to the unit. Test the access card from the external door to the apartment floor and facilities. Confirm whether a parking promise identifies a numbered bay or only access when space is available.
Request the building rules that affect occupants. Ask about guests, pets, smoking, moving hours, balcony use, waste, gym or pool access, short stays and maintenance entry. If a RERA professional is involved, use Bahrain’s official real-estate licence services to check the relevant licence rather than relying on a logo or social profile.
Visit the route at the time you would actually travel. Test vehicle entry, ride-hailing pickup, walking access and the lift queue. These are personal fit checks, so record what you observe rather than relying on a broad description of Juffair.
05Inspect once in daylight and once in the evening
During the first visit, run every air-conditioning zone, tap, shower, drain, supplied appliance and balcony door. Check water pressure, hot water, visible moisture, seals, cabinets, sockets and mobile signal. Photograph defects only after obtaining permission, and avoid other people’s personal information.
Return or revisit the immediate building environment later. Listen inside the bedroom, test parking and access, and observe whether the unit’s cooling and glazing suit you. A single quiet daytime appointment cannot answer every question about the hours when you will sleep or arrive home.

06Apply Bahrain’s official lease rules
The official Property Lease Law, Law No. 27 of 2014 states that covered leases must be written and registered within one month. Article 7 places the residential registration fee on the lessor and gives a lessee a route after notice if the lessor refuses. Article 8 says the Rent Disputes Committee will not accept disputes arising from unregistered lease agreements.
Article 19 separates advance rent from the security amount. For covered residential property it limits the security amount to one month’s rent and cash advance to three months. Article 27 sets the covered residential rent-increase timing, rate and notice rules. Article 29 requires the lessor’s written permission for assignment or subletting.
Use Bahrain.bh for official Lease Contract Registration and Lease Contract Enquiry. Read the current service and keep the registration or validity record with the signed contract.
07Make the lease match the advertised package
Identify the exact unit, term, renewal, notice, rent, deposit, advance, payment account and authorised signer. State every included bill, cap and excess calculation. Add parking, access cards, furnishing, maintenance, entry, guests, pets, subletting, early termination and move-out obligations.
Attach an inventory that names the furniture, appliances, remotes, keys and cards. Record brand or model where it helps identify a supplied item. Move every promise that affected your choice from the advertisement or chat into the signed lease or annex.
07AResolve maintenance before the first fault
List the reporting channel, emergency contact, access notice, response target and responsibility for cooling, plumbing, electrical work and supplied appliances. Define what the tenant handles as routine care and what the owner handles as necessary repair. Save every report with the date, photograph and reply so a later disagreement does not depend on memory.
08Complete a documented move-in
- Save the signed lease, annexes and official registration record.
- Obtain separate receipts for deposit, rent, agency charge and service deposits.
- Photograph every room, supplied item, existing defect and meter reading.
- Test keys, cards, remotes, parking and facility access.
- Record the EWA account holder, start reading, cap and excess calculation.
- Save the landlord, building manager and maintenance contacts outside a chat app.
- Send the outstanding defect list through a written channel immediately.

08APlan the renewal and exit on day one
Calendar the notice date when you sign. Keep delivery proof for renewal or non-renewal. If the rent is changing, compare the proposal with Article 27 and the final lease instead of relying on a verbal explanation.
At move-out, repeat the condition record, photograph the empty unit, record final readings and return every key and card against a signed list. Ask for an itemised deposit reconciliation that identifies each deduction, the lease clause, evidence and amount.
If the EWA account is in your name, follow the current official closing route. If the owner holds it, ask for the final capped-period reconciliation. Store the final account and deposit evidence with the lease file.
09Questions about renting an apartment in Juffair
What does EWA inclusive mean?
It has no safe single meaning. The lease should identify the account holder, included services, cap, bill evidence and excess formula.
How much security deposit can be taken?
Article 19 of the official lease law sets a one-month maximum for the security amount on covered residential leases. Advance rent is a separate line.
Does the owner have to register the lease?
For a covered lease, Article 3 requires registration within one month and Article 7 places the fee on the lessor, with a route for the lessee after refusal.
Should I trust an all-inclusive listing?
Use it to shortlist, then require every included service, cap and adjustment rule in the signed lease.
How do I check the broker?
Use the official Bahrain service catalogue for RERA licences and accredited professionals, then match the person and firm to the transaction.
What should I photograph?
Existing defects, supplied furniture and appliances, meters, keys, cards and the condition at handover, without capturing personal data.
