Home Insurance in Bahrain: Buildings, Contents and Tenant Responsibilities

By Gaurav Agarwal · Sources checked 6 October 2026

Owners, landlords and tenants need different combinations of cover. Owners may need buildings and contents, landlords usually focus on the structure and liability, and tenants generally insure their own contents and possible tenant liability. Compare the schedule, wording, excess, sums insured and exclusions for the actual occupancy.

01Start with ownership and occupancy

The GIG Gulf Bahrain home page separates owner-occupiers, landlords and tenants, while the Solidarity Bahrain home page describes building, contents and liability features. These provider pages show why a single home-insurance label is insufficient.

Verify the legal insurer in the CBB Licensing Directory. If a bank, telecom company, broker or comparison site sells the product, identify the insurer shown on the certificate and schedule.

03Value the property without leaving an underinsurance gap

The Solidarity Home Protect wording defines buildings, contents, sums insured, single-article limits and an unoccupied period for that policy. Other policies can use different definitions and limits.

  1. Ask the owner or building manager what structure is already insured.
  2. Estimate rebuilding cost separately from market value.
  3. Create a room-by-room contents inventory.
  4. List jewellery, electronics and other high-value items separately.
  5. Record serial numbers, receipts and photographs.
  6. Check unoccupancy, theft, water-damage and maintenance conditions.
  7. Compare excesses for each claim type.
  8. Obtain the schedule, wording and endorsements.

The Liva Bahrain home page explains its approach to contents and specified higher-value items. Treat its figures and terms as provider-specific, not market-wide rules.

04After fire, water damage, theft or another loss

Protect people first and contact the relevant emergency service where needed. Prevent further damage when safe, but preserve evidence. Notify the insurer promptly, photograph the loss, keep damaged items unless authorised otherwise and request the claim-document list.

Evidence can include the policy schedule, incident or police report, building-management report, repair estimates, purchase records, photographs and proof of occupancy. The exact requirement depends on the event and policy.

If the decision is disputed, request the written reason, valuation and clause. Use the insurer complaint process and then the CBB complaint form where appropriate.

05Questions about home insurance

Is home insurance mandatory in Bahrain?

The reviewed official CBB material does not establish a universal duty for every owner or tenant. A lender or contract may impose a requirement, so check the mortgage, lease and current legal advice.

Should a tenant insure the building?

Usually the owner controls building insurance, while a tenant considers contents and tenant liability. Confirm the lease and actual policy responsibilities.

How much should contents be insured for?

Use the replacement basis defined by the policy, prepare an inventory and check single-item limits.

Are valuables covered outside the home?

Only if the issued terms include the required personal-belongings section, territory and item details.
