Manama is too broad for one “best area” answer. Start with the routes and services your household actually uses, then compare buildings and units through the same checklist.

02Choose the location by routine

List work, school, childcare, medical, worship, shopping and frequent social destinations. Test the important routes at the time you will travel. Record parking access, pickup point, walking route and public entrance, not only the map distance.

Visit the building environment during the day and evening. Listen from the bedroom, test mobile coverage, observe deliveries and visitor access, and check whether the route feels workable for every household member. These are direct observations, not fixed claims about an entire neighbourhood.

04Separate the headline rent from the monthly total

The official EWA Open Account Service covers opening electricity and water service for existing premises. If the account stays with the owner, write the included services, cap, bill evidence and excess calculation into the lease.

The government Address Certificate service describes document and municipality arrangements for its stated case. It is not a universal rent calculator. Confirm the actual lease and account treatment for the selected apartment.

Add cooling, internet, parking, facility, cleaning and transport differences. Create a first-month total for deposits and setup, then a normal-month range for variable usage. A lower base rent can become dearer when major services sit outside the package.

05Inspect the unit and building together

  1. Run every cooling zone, tap, drain and hot-water outlet.
  2. Test windows, balcony doors, locks, sockets and supplied appliances.
  3. Look for moisture, fresh patching, cabinet damage and poor seals.
  4. Check the mobile signal and fixed-internet route for the exact unit.

05ACompare building types with the same questions

A new tower, an older lift building and a smaller walk-up can each suit a different routine. Ask the same questions about parking, lift dependency, backup access, deliveries, security, facilities, cooling, water pressure, waste, maintenance and visitor entry. Record the answer instead of assuming a newer lobby means a stronger service plan.

For a building with shared facilities, ask which spaces are operating, which cards are included, the opening rules and who handles faults. For an older building, check the maintenance contact, water system, cooling setup and evidence of recent repair. For a smaller building, test stairs, parking and after-hours access.

Ask how an urgent leak, lift failure or access problem is reported outside normal hours. Save the building manager and landlord contacts separately. The lease should say which party coordinates a building-level issue and how the tenant reports damage that could affect another unit.

Reconcile the shortlist before paying

After each viewing, score location, building, apartment, monthly cost, contract clarity and evidence. Reject a unit with an unresolved authority or payment question even when its finishes score well. A holding payment needs written terms, a verified recipient, a clear property and a refund condition.

06Use Bahrain’s lease law and official services

The official Property Lease Law, Law No. 27 of 2014 requires covered leases to be written and registered within one month. Article 7 places the residential registration fee on the lessor and provides a lessee route after notice if the lessor refuses. Article 8 links the Rent Disputes Committee route to registration.

Article 19 limits the security amount for covered residential property to one month’s rent and cash advance to three months. Article 27 sets the timing, rate and notice for covered residential rent increases. Article 29 requires written lessor permission for assignment or subletting.

Use official Lease Contract Registration and Lease Contract Enquiry, then keep the validity or registration record with the signed agreement.

07Make the contract match the viewed apartment

Identify the exact unit, parties, authority, term, renewal, notice, rent, deposit, advance and payment account. State EWA, cooling, internet, municipality treatment, parking, access cards, facilities and every cap or adjustment rule.

Add maintenance, access, guests, pets, smoking, subletting, early termination and move-out obligations. Attach a signed inventory that names furniture, appliances, remotes, keys and cards, with the condition record.

If a broker or sales agent is involved, use the official RERA accredited-licence service. Match the person and firm to the transaction and keep the checked result with the lease file.

Move promises into the signed document. A listing label or chat message cannot settle an uncapped bill, missing parking bay or disputed furnishing at move-out.

08Create the move-in baseline

Save the signed lease, annexes and registration record. Obtain separate receipts for deposit, rent, agency charge and service deposits. Photograph every room, supplied item, meter and existing defect, then have both parties acknowledge the inventory.

Record the EWA account holder and start reading. The official EWA Account Management Agreement includes account-closing provisions, so save the exit route when opening the account.

08AManage renewal and move-out with evidence

Calendar the notice date when signing. Send every notice through the method in the lease and keep proof of delivery. Compare a proposed rent increase with Article 27 and the written agreement.

At move-out, repeat the photographs, record final readings, return keys and cards against a signed list and request an itemised deposit reconciliation. If money is deducted, ask for the clause, evidence and calculation.

Close or transfer utilities through the official route and keep the final record. Store the tenancy file outside a messaging app so it remains accessible after a phone or account change.
